What Should Aggie Parents Buy in Bryan/College Station? Condo vs Townhome vs House vs Duplex

If you’re an Aggie parent buying in Bryan/College Station while your student is at Texas A&M, the biggest risk usually isn’t the interest rate.

It’s buying the WRONG type of property for your goals — and realizing it too late.

Here’s the same simple framework I use with clients who come to me looking to invest in student housing while their Aggie attends A&M. I’ll walk through condos, townhomes, single-family houses, and duplexes using real examples and show you the tradeoffs.

THE SIMPLE FRAMEWORK (How to choose the right fit)

When we evaluate “Aggie parent housing,” we keep it simple:

1) Total monthly cost (mortgage + taxes/insurance + HOA if applicable)

2) HOA fees + rules (rental restrictions, parking rules, special assessments)

3) Roommate income potential (rent-by-the-room often changes everything)

4) Resale + market strength (some property types get hit harder when the market softens)

Now let’s apply that framework to the four main options.

OPTION 1: CONDO (The Easy Button)

Condos are popular with out-of-town parents because they’re typically lower maintenance and more “lock-and-leave.”

Example: Lakeridge — 1198 Jones Butler Rd #1811 (3 bed / 3 bath)

- Generally lower day-to-day maintenance

- Great fit for parents who don’t want yard/exterior headaches

Watch-outs:

- HOA cost matters

- HOA rules matter even more (rentals, parking, pets, assessments)

Best for: parents who want simple ownership and fewer maintenance variables.

OPTION 2: TOWNHOME (Student-friendly demand)

Townhomes are often the “middle ground”: more space than a condo, strong roommate demand, and still fairly easy to own.

- HOA exists

- Not all townhome HOAs cover exterior maintenance

Best for: parents who want strong roommate demand plus a student-friendly setup.

OPTION 3: SINGLE-FAMILY HOUSE (Flexibility + resale)

Houses vary the most. Under $300k you’ll typically be looking at either:

- New builds 10–15 minutes from campus (sometimes great incentives, but farther)

- Older homes closer to campus (better proximity, may need updates)

Example: 216 W North Ave, Bryan (3 bed / 2 bath)

- More flexibility (future renters don’t HAVE to be students)

- No condo/townhome-style HOA in many cases

- Condition matters a lot (especially on older close-to-campus homes)

Best for: parents who want flexibility and traditional resale appeal.

OPTION 4: DUPLEX (Investor-minded play)

Duplexes can create the most income, but they’re usually more work — and under $300k you’re often buying older product.

Best for: parents who prioritize income and don’t mind complexity.
